How Tampa Bay’s Rain-and-Sun Cycle Drives Stains Deeper

From June through September, Wesley Chapel typically sees a brief, heavy afternoon downpour followed by intense sun and high humidity. That cycle is uniquely tough on porous stone. Rain saturates the travertine, carrying dissolved organic matter, tannins from oak leaves, pollen, and airborne dust into the pores. Sealing does three things well: it slows liquid absorption, it makes routine rinsing effective again, and it dramatically reduces how deep algae and mildew can root. Sealing does not stop water entirely, will not lift existing embedded stains on its own, and does not eliminate the need for periodic cleaning. Existing damage should be addressed first through restoration and repair work before any sealer goes down, or you end up locking the stains in place.

Timing Matters More Than Homeowners Realize
